“Rightmove Data Reveals Top 25 Towns with Biggest House Price Surge in 2025”

Rightmove has released data showing the 25 towns that experienced the largest increase in house prices in 2025.

Topping the list is Hawick in Roxburghshire, located in the Scottish Borders, where the average home asking price surged by 18% to £148,633. Following closely is Durham, with a 15% rise to £251,339, and Stannington in Sheffield with a 12% jump to £264,078.

The growth list compiled by Rightmove for 2025 predominantly features regions with lower property prices. The average asking price across the top 50 areas stands at £270,711, nearly £100,000 below the national average of £368,031.

By the end of 2025, national average asking prices experienced a slight decrease of 0.6% compared to the previous year. Scotland leads the representation in the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 each. Notably, London, where the typical asking price is £679,782, did not make it to the top 50 for price growth last year.

According to Rightmove, affordability played a significant role in driving price growth in 2025. The trend of suburbs close to city centers and locations near universities or major NHS trusts remained popular among buyers.

Colleen Babcock, a property expert at Rightmove, emphasized the demand in more affordable price brackets leading to increased house prices in those areas due to a larger pool of buyers seeking homes within their budget.
